In a sense all data centers are equivalent and interchangeable. That makes them a commodity.
Logical next question is who is the low cost producer? Low cost producer usually sets prices. Others follow as best they can but second tier struggles to keep up.
You can image a market much like oil prices. Maybe even futures contracts. Basic contract sets market price. Premium prices may go to best equipped, and others discounted for lower performance.
