Hi,
I am a newbie to REIT investing. Is there a simple intro guide around the MF I can access?
why they typically carry a good load of debt?
and how much of your retirement portfolio is in REITs?

There’s a REIT board https://discussion.fool.com/real-estate-inv-trusts-reits-100061… It used to be a lot more active and a lot more informative, but the principal REIT guru on the board, Ralph Block, died several years ago. That said, there’s still lots of useful information on that board. I would suggest starting with the FAQs from that board here https://discussion.fool.com/reminder-please-do-not-post-response…

Because leverage multiplies profits. That said, it also multiplies losses - so an understanding of what the terms of the debt are, when it’s due, and how the debt payments compare to income will be really useful when evaluating REITs.
