Having been an accidental landlord for 40 years, I watched this play out in cycles over and over with “finder’s fees’ for apartment hunters. Moreover, I could tell when the market was switching, depending on whether the renters paid it all, the landlord (me) paid it all, or whether both sides were amenable to splitting the fee.

Buyers’ market, sellers’ market, yeah it’s a real thing.
