VZ stock dividend yield is 6.1%, of course it is equity.

There are many PSA preferred with coupons in the range of 4%, that are currently yielding 5.1% to 5.5%. The chances are PSA is not going to redeem them, so if you lock in the rates now, you are getting it forever!

Yeap, I am right. With hindsight or then the faulty logic is faulty. Including dividends the return is 23%.
