If your expectation is long-term rates are not going to drastically come down, it is the right posture to sell expensive equity and pay down debt.
If your belief is that your stock is massively overvalued, then it’s the right move to sell that stock and pay off debt. They’ve been good about issuing stock when it’s expensive and taking advantage of high prices. It’s what they should be doing, and it tells you exactly what they think of the stock price.
