Reportedly, Gates has been purchasing lots of land as has Michael Burry…

Where will the most valuable farmland be in 10 years?

I’ve heard rumours that the upper half of the Canadian prairies will soon be much more productive.
It is technically good arable land already, it’s just that till now the growing season has been too short in a lot of places to be profitable.
That might change.
It’s a little bit more politically stable than the steppes of Asia.
But the rainfall is notoriously variable. Use dugouts.

Gates has been a major purchaser of agricultural land for over a decade through Cascade, Cottonwood, and Circle Holdings. Some reports identify him as the largest private agricultural land owner in the US. He still doesn’t come close to the Mormon church globally as the largest non-governmental land owner according to information I have seen.
Where will the most valuable land be? Based on where I have seen the investment in the US, follow the water. If you have long term access to water you’ll consistently produce a viable crop year in and year out. I remember visiting with a customer in the San Joaquin Valley nearly 20 years ago and he didn’t care what the soil was like as long as it held the plants so he could bring the water and nutrients to it. For him rain was a nuisance to his whole process. An eye opening experience for a Midwestern kid who had heard the phrase “that’s a million dollar rain” countless times.

It’s certainly possible with corn now being grown well into the Dakotas here in the states. My knowledge of western Canada consists of one quick trip to Regina, Saskatchewan. One might want to educate themselves on the Hutterites though before making a prospecting trip. I have friends that have made customer visits to the colonies and say they can be quite persuasive in their requests for expanding their genetic material…

AMOC collapse discussed in that paper leads to some very dire possibilities.
