PSA: Some random thoughts

Public Storage is a behemoth in storage space, it has 3400 properties and has 250 m sq feet rentable space. Typically they rent about 91~ 93% of the space. PSA has a fabulous economics, they earn about $21~$22 per sq feet, compared to $200~$225 per sq feet development/ capex cost, i.e., the business earns 10% return on its capital or assets.

Pretty stable business with an ability to earn $2 B in net income and $2.6~$2.8 B in FFO. The (debt+preferred) comes about $13 B, for an enterprise value of $65 B.

The dividend yield comes to 4% and preferreds yield 6%+
