Our travel home, a 24’ trailer was a refuge for my son’s family in the firestorm days of a couple years ago, but we discovered leakage earlier this year. Traced some to the A/C gasket seal, and some other cracked sealant spots, so I went looking for bids to repair it…

Stripping, replacing the roofing material ran from $10k at Camp World, but as it’s a 2002, they refused to even work on it… Other guesstimates were also similar, but booked, didn’t really care to bid. My mobile repair guy of the old days retired, new contact bid, but wants $12.5K to do it… I expected maybe $6K, but… So I worked a deal for him to replace the A/C gasket, seal all the other vents and edges for $1270…

They just left, 2 guys, about 3 hours, done, for now… Leave for 48 hours for the sealant to set up, then a quick wash…

But, they, and I can feel the deterioration of that top decking under the rubberized roofing, dry rot, but for now, contained… Just hard to justify the expense of the full replacement…

I also, myself, removed the 14’ awning, we never used it, the material just sun rotted away, I left one upright, next to the door to help enter, but the other upright blocked a window from opening, gone! Will recycle the aluminum tube one day, or use it for a big potato gun!

I guess we need a covered space for our vehicles, but there’s no way I’d get away with one… Maybe a better cover, Sunbrella or such, that can handle the sun here in NorCal… I had two earlier covers, way back, gave up on 'em, as both failed by sun rot, but maybe there are better ones today…

What comes to mind is the ad where the guy installs a screen door in the bottom of a boat, slathers it with the black stuff he is selling, and rows away in it. (I wonder if you could put on a thick coat, push screening into it as reinforcement, then add more on top.)

Yes, that stuff is available to put down as a roll-on product, but the problem was the A/C unit’s gasket, tightening the mounting bolts helped for a while, but then it leaked in the next rain, besides the other leaks, leading to the rot, so a simple overcoat wouldn’t really fix it… And then to get that stuff to stick to oxidized rubber as the base, would be asking a lot…

I had some of that stuff and some tape in my Amazon cart, but it the end, no way I was getting up on the roof or dealing with the A/C myself…

One day, someone will have to bite the bullet and replace the decking, cover… By then, maybe just donate the whole thing like we did with a prior 5th wheel we had…

Definitely the impression I am getting. I appreciate you letting me RV along side of you vicariously, giving me peek inside the negatives of having a camper without buying one.

Yes, indeed, closing the RV board is sad, I didn’t post often there, but it may have helped others find or fix things… Camping World, and similar generally had sales pitches or promotions that weren’t of interest…

Our investment in this 24’ trailer has served us OK, about 20 years of many miles out and around the SouthWest, the Coast, even Canada, Headaches on the road that I don’t know I want to deal with any more…

Anyway, it’s another home maintenance thing… Enjoy
